Rosa D Cheney AIA, PLLC developed the Existing Buildings Sustainability Guidelines and Resource Guide, a 200-page resource developed for AOC managers, designers, engineers, and procurement and maintenance personnel to navigate the AOC’s sustainability goals.
The firm's scope of work also included editing AOC master specifications includes incorporating the AOC's sustainability goals into individual specification sections for materials or systems, as well as the creation of Division 01 sections for Sustainable Design Requirements and the Construction Waste Management and Disposal, both of which are based wholly on the AOC’s unique sustainability goals and tracking system.

Stonebridge Carras, LLC
Rosa D Cheney AIA, PLLC provided peer review services for Stonebridge Carras, owner of the 8300 Wisconsin Avenue apartment building project designed by WDG Architecture and located in Bethesda, Maryland. The 359-unit building is 9-stories, with 50,000 SF of grocery retail space, 4-levels of below-grade parking, and fitness center and rooftop pool amenities.
Both drawings and architectural specifications were reviewed. Written comments and redline markups were provided to Stonebridge Carras for review and distribution to the design team.
Core Group PC
Rosa D Cheney AIA, PLLC provided specification consulting services for Core Group PC on the 600 Massachusetts Avenue project, located in northwest Washington DC, targeting LEED Platinum. The Class-A mixed-use office building is 375,000 SF with 10 stories above grade and 3 levels of below-grade parking along with an occupied, below-grade concourse level.
The exterior of the building consists of factory-assembled unitized curtainwall and windows, structural glass canopies, and masonry and stone veneer, with terraced and vegetated roof decks that comply with the District’s stringent stormwater requirements. Interior construction includes a fitness center, multi-story atrium with fire-resistive glazing, and the double-height main entrance lobby including stone flooring, stone wall paneling, and back-lit and etched-mirrored glass elevator surrounds. Additional unique features of the project include a glass bridge at the building entrance over a reflecting pool fountain.
The scope of work included review of the Architect’s drawing sets for coordination with specifications, quality control/quality assurance, and constructability. Full book specifications were prepared in standard 3-part CSI MasterFormat 2004.
